The defining technology challenge in prime residential refurbishment today has little to do with what systems to install — smart heating, integrated security, whole-home audio and lighting control are now expected as standard. The real challenge is making all of it disappear. Clients want the convenience of a fully connected home without a single visible reminder that the home is, in fact, run by a network of sensors, panels, and wiring.
This starts at the earliest planning stage, well before any technology is chosen. Cable routes, back-boxes, and equipment risers need to be designed into a refurbishment from the first architectural drawings, because retrofitting concealment after finishes are complete is either impossible or prohibitively destructive. On every project involving discreet technology integration, our M&E and AV teams are brought in at concept stage, working alongside architects and interior designers rather than after them.
Lighting control is often where clients feel the difference most immediately, and where concealment matters most. Rather than visible keypads on every wall, we increasingly specify recessed, minimal-profile controls integrated into joinery, or move control entirely to app and voice interfaces, leaving walls uninterrupted by switches. Light sources themselves are specified to disappear into coving, shadow gaps, and bespoke fittings designed specifically for each room, rather than relying on visible downlights or fixtures.
Audio presents a similar puzzle. In-ceiling and in-wall speaker systems, invisible behind plaster-finished grilles or hidden within joinery, have become the standard specification for clients who want music throughout a home without a single visible speaker. This requires far more precise first-fix coordination than a conventional install, since speaker placement has to be resolved before ceilings and walls close — another reason early integration planning matters as much as it does.
Security and access control follow the same principle of invisibility, though with an added layer of discretion clients specifically request. Cameras are recessed or disguised within architectural features rather than mounted visibly. Access control readers are built into door furniture rather than added as separate visible panels. For many of our clients, the priority isn’t simply that the security system works — it’s that visitors to the home have no sense a security system exists at all.
Climate control technology has advanced to a point where entire heating, cooling, and humidity systems can now be managed silently and invisibly, but the physical infrastructure — risers, plant space, ductwork — still requires careful architectural accommodation, particularly in period properties never designed to house it. Concealing this infrastructure without compromising performance is frequently the single most technically demanding aspect of a full-house refurbishment.
Across every one of these systems, the underlying principle is the same: technology should serve the home without asserting itself within it. The most successful integrations we deliver are the ones clients stop noticing entirely within weeks of moving in — not because the technology is simple, but because every visible trace of its complexity has been carefully designed away.
